View Full Version : Do you think my limited budget of $20K is enough to renovate HDB 5 rm flat?

I got a budget of about $20K to renovate my new HDB 5 rm flat.

I am not sure if it is enough, do you guys or girls think $20K is enough or should I go for renovation loan?

Seems like $20K is not a lot nowadays. :cool:

It depends what you want to reno for your house :)

But i think normally it will tends to exceed the budget.

P/s: i notice u start posting question in this forum in July but asking what will happen if you appoint non HDB approved contractor in September. Is it meaning to say that you are yet doing your renovation?

20k can make it for your carpentry work.kitchen cabinet,wardrobe,tv feature wall plus tv console,and the shoe cabinet.Still have some allowance to do a flooring.

Hi vacaltion44. u mentioned that the $20K can do up a flooring, possible for u to elaborate wat type of flooring??? Thks.

Cos I also intent to do up my house and my budget is ard $15K to $20K and if this amount can do what u hv mentioned including the flooring, that will be great. Thks.

i believe most of us including myself will face a most critical issue when renovating our house- Budget $$.

i would like to share my experience with you on how i manage to save not a few hundred but a few thousand dollars on the works.

Believe it or not, i get to know a free lance Quantity Surveyor-QS(some one who understand and come up with cost estimates and breakdown of reno works) whom helped me to acheive all these.

In some cases, contractor may take advantages of house owners like us whom never understand the work description stated in the quotation and charge us either for a standard fee for partial work at first and later an additional hefty fee in order to complete the whole work scope.

For example: The description may state:

"Supply and install of 900 x 1800mm door to entrance Cost $850"

When its due for installation, he may tell you that the door stated in the quote is not a 1/2 fire rated door required by the HDB but is a hollow core door and you need to pay $1,200 instead

Thanks to this QS i engaged and she manage to lower my whole 5room reno cost of $45,000 to only $37,800 by going through all the quotation, amending all the fine prints to make sure there is no hidden cost from the contractor.

i would say her fees of $1,000 in return for $7,200 worth of savings is really worth it.

i strongly recommend those home owners thinking of renovating should give her a call as she is really knowledgeable and is able to give you lots of advise.

Flooring will have a cost of 7k to 8k, flooring will be using Tile like Homogenous. other tpye of flooring will cost more. you can budget on other things you would like to do with the some of money after deducted. e.g thing like cabinet for kitchen and tv console for living room.

More or less, see what u required for?

Nowadays, if you looking for contractor, you will not have much design to choose. Got warranty? workmanship?

Cheap = Contractor,
